AbstractIn April/May 1994, we postulated that the Hong Kong office market was poised for a fall that would take some 40% off prevailing prices. Our suggestion that office prices would fall so far elicited a flurry of calls from prperty market practioners, fund managers, and the press. The general tenor of calls from participants in the market was "Are you crazy? The market is hugely buoyant, vacancy rates are below 5% and look set to remain in that territory. That is not a set of conditions that is going to lead to a 40% fall in prices."
